Both. For simple custom homes we do in-house design. For more complex designs (multi-story, unique architecture, large footprint) we partner with two Louisville architects. We will recommend the right path.

Most of our custom homes are 2,000-4,000 sq ft. We have done up to 6,000 sq ft. For homes under 1,500 sq ft we usually recommend a remodel or a barndominium instead.

No — we are the builder, not the developer. We will work with your land (whether you already own it or are buying from a developer). We coordinate soil testing, surveys, and site prep as part of the build.

We meet or exceed KY residential code (currently IRC 2018). We can build to ENERGY STAR, NGBS Green, or DOE Zero Energy Ready Home standards as upgrades. Most of our custom homes include 2x6 exterior walls, R-21+ wall insulation, and high-efficiency HVAC.

1-year fit-and-finish warranty on all work (industry standard). 2-year mechanical warranty (plumbing, electrical, HVAC). 10-year structural warranty through our insurance carrier.
