Permits aren't optional.
Skipping permits is the #1 thing Louisville homeowners ask us to do, and we always say no. Here's why:
- Safety: permits + inspections catch problems before they become disasters (electrical fires, foundation failures, mold inside walls).
- Insurance: if your unpermitted work causes damage, your homeowner's insurance can deny the claim.
- Resale: unpermitted work shows up in title searches. Buyers either walk or demand a price reduction.
- Liability: as the builder, we are liable. We will not put our name (or our license) on unpermitted work.
- Fines: Louisville Metro fines for unpermitted work start at $250/day and can hit $5K+. The fine often exceeds the permit cost.
Permits are not a money grab. They protect you, the next owner, and us. We include all permit fees in every contract.
